The data-center building boom has sparked an explosion of debt funding even though it has barely begun. But the investors financing this engine of the artificial-intelligence revolution aren’t paying enough attention to the terms of their lending. Some of the deals being underwritten offer proper protections against construction delays or problem tenants; others, much less so. Bondholders need to get a grip on the detail in the documents before things start to go awry.
